PROPERTIES WITH EXISTING NET LEASES

GE EQUITIES acquires properties with existing net leases. These transactions are typically the result of prior sale leaseback or build-to-suit transactions.

Tenants/Guarantors
Public companies with investment grade debt ratings preferred. Will consider private, foreign-based, and unrated tenants with minimum net worth of $100 million.

Type of Property
Single tenant office, industrial, R&D, distribution, retail or hotel properties. Existing, under construction, or to-bebuilt. Single properties or portfolios.

Location
United States.

Lease Terms
Absolutely net bond-type and NNN leases preferred. Will consider leases with roof and structure risk and casualty and condemnation risk. Minimum remaining lease term of 5 years.

Purchase Price
Typically 8% to 9% of initial annual rent assuming bond type lease and fixed annual escalations throughout lease term.



SALE-LEASEBACK PROGRAM

GE EQUITIES's sale leaseback transactions allow corporate clients to remove real estate assets from the balance sheet, while maintaining control over those assets through long term fixed rate lease agreements.

Fee simple ownership interests preferred. Will consider ground leases and condominium interests on a case-by case basis.

Term
15 to 20 year lease terms, with options to include up to four 5-year renewal periods.

Rental Rate Structure
Initial rents typically 7.5% to 9.5% of purchase price with fixed escalations throughout lease term.
